The property sector was tested in 2020 with lower capital values pulling total returns into negative territory and income under pressure from lower levels of rental receipts.
There was a wide dispersion of returns from the sub-sectors with growth in some but gloom in others. At the end of the year, there were real signs of improvement but have these been sustained? And what is the outlook for income in 2021 and beyond?
